Privacy Policy
This policy explains which personal data ReelEstate AI processes, why, with which services, and what your rights are under the General Data Protection Regulation (GDPR, Regulation (EU) 2016/679). ReelEstate AI is a beta tool that turns a property's photos and details into a vertical video.
1. Summary
- Photos you upload are processed on your device (in the browser) and are not sent to servers.
- The video is assembled and encoded in your browser; the MP4 file stays on your device.
- Carousel and story images and the kit .zip file are also created in your browser. When you use “Share”, your device hands the files to the app you choose (e.g. Instagram, WhatsApp), under that app's own rules; the caption is copied to your clipboard.
- Text is sent only when you use features that need it: script, voice, map, publishing-kit texts and listing import (see section 3).
- The service does not store photos, scripts, narrations or form data. There are no user accounts.
- No cookies and no advertising. The only thing stored on your device is the interface language, if you choose one (a strictly functional preference, see section 2). We only use anonymous, aggregated, cookieless usage statistics (Vercel Web Analytics), e.g. how many pages are viewed and how many videos are created (see section 3).
2. Data that stays on your device
Uploaded photos, the logo, the agent photo, the agent name, agency, phone and email are used only in the browser to draw the video. They are not sent to the server or to AI providers and are gone when you close or reload the page.
If you choose an interface language (PT, EN or FR), that choice is saved in your browser (localStorage, key “reel_lang”) so the site opens in the same language next time. It is a strictly functional preference: it is not sent to the server and is not used to identify you. You can delete it by clearing this site’s data in your browser settings.
3. Data sent to servers and why
| Feature | What is sent | To whom |
|---|---|---|
| Generate script | Property details from the form: type, location, price, area, bedrooms, bathrooms, features, description, style and language. It does not include name, agency, phone or email. | App server (Vercel) → Vercel AI Gateway → language model provider (see section 4) |
| Publishing-kit texts (captions, portal title and description, WhatsApp message) | The same property details as for the script, the style, the chosen languages and, for quick versions, the version type (e.g. price reduced, sold) with the old and new price or the open-house date and time. It does not include name, agency, phone or email: these are added to the texts only in your browser. | App server (Vercel) → Vercel AI Gateway → language model provider (see section 4) |
| Narration (voice) | Narration text, style and language | App server (Vercel) → Vercel AI Gateway → Microsoft (voice model) |
| Animated map | The text of the "Location" field and the language | App server (Vercel) → Nominatim geocoding (OpenStreetMap), with Photon (Komoot) as fallback; map data from OpenFreeMap. These services receive the request from the server, not from your browser. |
| Import a listing | The listing URL you enter | The app server reads that page and its photos and passes them to your browser. The page text is sent to the language model provider to fill in the form. Photos are not sent to AI providers. |
| Usage statistics (cookieless) | When a page opens: the page address, the referring site, country, device type, operating system and browser. When you use the app: only the event name (preview created, MP4 exported, kit generated, “Share” tapped, quick version created) and, where relevant, the style, video language, version type or share channel, as well as the interface language (PT, EN or FR). Never property details, texts, contact details, photos or files. | Vercel Web Analytics (Vercel Inc.). It uses no cookies: each visitor is counted via a hash computed from the request, which Vercel discards after 24 hours. We only see aggregated totals. App events are also written as one line in the server function's technical logs; that line contains no IP address (normal hosting logs are described in section 4). |
If you type personal data into fields that are sent (for example names in the description or narration), that data will be sent as well. Avoid unnecessary personal data in those fields.
4. Third-party services (processors and recipients)
- Vercel Inc. (USA): hosting of the website and server functions. Server functions currently run in a US region (Washington, D.C.). Like any web host, Vercel receives technical request data (e.g. IP address, date/time, requested URL, browser type) and may keep it in technical logs for a limited period under its policies.
- Vercel AI Gateway (Vercel Inc.): routes text and voice requests to the model provider.
- AI model providers, via the AI Gateway:
- Script, kit texts and listing reading: normally OpenAI (GPT-4.1 mini).
- If that fails or is unavailable: Google (Gemini 2.5 Flash / Flash-Lite) and, for scripts and kit texts only, Mistral AI (Mistral Small).
- Voice: Microsoft (MAI-Voice).
- Nominatim (OpenStreetMap Foundation) and Photon (Komoot): turn the typed location into coordinates.
- OpenFreeMap: provides vector map data (© OpenStreetMap contributors); requests are made by the server.
- Listing websites you enter (e.g. athome.lu): receive a request from the app server to read the page and photos.
Fonts, music and icons are served from this website; no resources from other domains are loaded in your browser.
5. Purposes and legal bases
- Providing the feature you request (script, voice, map, kit texts, listing import): performance of your request / pre-contractual steps (Art. 6(1)(b) GDPR) or, where there is no contractual relationship, legitimate interest in providing the requested feature (Art. 6(1)(f)).
- Security and technical operation (hosting logs, abuse prevention): legitimate interest (Art. 6(1)(f)).
- Anonymous, aggregated usage statistics (knowing which features are used, to improve the app): legitimate interest (Art. 6(1)(f)). No cookies or identifiers stored on your device are used.
- Third-party data contained in uploaded photos or imported listings (e.g. owners or agents) is processed under the responsibility of the user who uploads or imports it, who must have a legal basis and permission to do so.
There is no automated decision-making with legal effects and no profiling.
6. Retention
- The app does not store photos, forms, scripts, narrations or videos. Script, kit-text, voice and import responses are sent with instructions not to be cached.
- Map results (map geometry associated with the location text) may be cached on Vercel's delivery network for up to 30 days to avoid repeated requests to map services. They contain no user data other than the location text.
- Usage statistics are kept in Vercel Web Analytics only as aggregated totals, for the reporting period of Vercel's plan; the hash used to count visitors is discarded after 24 hours.
- Hosting logs and data sent to AI providers are kept according to those providers' policies, which may include temporary retention for security and abuse prevention.
7. International transfers
Some providers (e.g. Vercel, OpenAI, Google, Microsoft) may process data outside the European Economic Area, in particular in the USA. In such cases the transfer should rely on GDPR mechanisms such as an adequacy decision (e.g. the EU-U.S. Data Privacy Framework for certified companies) or Standard Contractual Clauses approved by the European Commission, according to each provider's terms.
8. Your rights
Under the GDPR you have the right of access, rectification, erasure, restriction, objection and data portability, where applicable. As ReelEstate AI does not store the data it processes, many requests will concern technical logs or the providers listed above. You can exercise your rights through the contact channels made available in the service.
You also have the right to lodge a complaint with a supervisory authority. In Luxembourg this is the Commission nationale pour la protection des données (CNPD): cnpd.public.lu. You may also contact the authority of the Member State where you live or work.
9. Minors
The service is intended for professionals and is not directed at children under 16.
10. Changes
This policy may be updated when the service changes. The date of the last update is shown at the top.
